Coordination & Authority Submissions

Approvals are rarely delayed because the design idea was rejected. They are delayed by an incomplete package, a half-answered comment, or a clash between the architectural drawings and the systems drawings. We run this file from start to finish so that approval does not turn into repeated review cycles.

What the service covers:

  • Identifying and preparing the documents required at each submission stage: drawings, reports, calculations and the compliance statement.
  • Checking consistency across packages before submission: architecture, mechanical, electrical and fire systems.
  • Submitting and following up with the authority, and answering comments with a clear register of every comment and its status.
  • Holding the technical meetings needed to settle contentious items, and recording what is agreed.
  • Following through to inspection and handover, and updating the documents whenever the design changes.

Why documentation matters: what is agreed verbally in a meeting does not protect the project later. A written record of approvals and assumptions is what stops the same items being reopened at every review, or when the reviewer changes.

The service usually starts once code compliance is settled, and builds on the fire safety strategy report.
