Fire Safety Strategy Report

The fire safety strategy report is the document the whole project's safety is read from: what was decided, why, on what code basis, and how the design demonstrates it. It is what the authority reviews, what the design team returns to at every later change, and what the owner receives as the basis for operating procedures.

What the report usually contains:

  • Project description, occupancy classification and occupant load, and the construction phases.
  • The code basis: the edition and standards adopted, and any authority-specific requirements.
  • Design assumptions and their limits, and what falls outside the scope of the report.
  • The egress and compartmentation strategy, the active systems, and the sequence in which they operate.
  • A compliance matrix linking each requirement to the design feature that satisfies it.
  • Appendices with calculations, simulation results, and any approved alternative solutions.

When it is written: the first version starts with concept design so it can steer architectural decisions, then develops through the stages up to the version submitted for approval. Revision control matters: an old report issued alongside new drawings is one of the most common reasons for comments.

The report is built on the fire and life safety strategy, and we handle its submission and the authority's comments through to approval.
