Masterplan Review
Masterplan stage is where decisions get locked in that are hard to change later: road widths, building positions and the distances between them, the route of the water network, and where hazardous uses sit. Reviewing fire safety at this stage is far cheaper than fixing it building by building after the masterplan is approved.
What the review covers:
- Fire apparatus access roads: widths, turning radii, imposed loads, and approach points to building facades.
- Firefighting water: sources, network capacity and pressures, hydrant distribution, and site-wide tanks and pump stations.
- Separation distances between buildings, and the siting of hazardous uses, warehouses, fuel and energy facilities.
- Response coverage and travel time to the furthest point on site, and what that implies for the level of protection required.
- The safety requirements that need to be written into the plot conditions before they are handed to developers.
When you need it: large residential and commercial communities, industrial and logistics cities, multi-phase and multi-developer projects, and any site where plots are handed to different parties who each build their own.
The review is then carried down to each building through the fire and life safety strategy and a fire safety review.
